Bay View Estates Apartments Celebrates Completion of State-of-the-Art Resident Services and Lifestyle Center

Project caps $1 million, six-month-long improvement campaign

PORTSMOUTH, RI (JUNE 16, 2017) – Chestnut Hill Realty (CHR), a full-service real estate company specializing in multifamily housing, celebrated the completion of a newly redesigned 5,500 SF resident services and lifestyle center at Bay View Estates apartments in Portsmouth, RI, with a gala ribbon cutting ceremony on June 7. In attendance were more than 30 guests, and state and town officials including Ken Mendon᷂ça, RI State Representative, District 72; Richard Rainer, Portsmouth Town Administrator; and Erin Donovan, Executive Director, Newport Chamber of Commerce. The center represents the final phase of a $1 million property improvement program launched in August 2016. In honor of the occasion, Bay View Estates donated $1,000 to Boys Town New England, and $1,000 to the Town of Portsmouth to support their recreation department and school district.

Boasting a landmark location on historic and scenic Aquidneck Island, Bay View Estates is situated on 27 acres overlooking Narragansett Bay. The community is comprised of three residential buildings with a mix of studio, one bedroom and two bedroom styles. Since acquiring the 130-unit Bay View Estates apartment complex in 1985, CHR has focused on enhancing the image and appearance of the community and upgrading its infrastructure and amenities. These investments included new landscaping and hardscaping to create a more welcoming entrance and park-like feeling to the property, installing a new water smart irrigation system, updating mechanical systems, installing new life safety systems, making building improvements such as window replacements, renovating apartment units, and building and/or redesigning onsite amenities including a community lounge, home office center, fitness center, Bocce court, community garden and bus shelter. Other amenities include a pool and sundeck, tennis court and picnic area.

Designed by Boston’s The Architectural Team, with interiors by TMD Designs, the resident services and lifestyle center’s relaxed transitional décor and flexible layout was created to extend the living area of Bay View residents, promote more interaction and opportunities for social activities and special events, and enhance enjoyment of the community.

“We’re making a commitment to not only provide quality housing, but to create communities,” said Ed Zuker, Founder and CEO of Chestnut Hill Realty. “The pace of life is changing all the time, demanding that we as housing providers pay particular attention to the evolving needs of our residents.” Zuker said he is especially pleased to introduce the home office center to the mix of amenities. “In today’s wired world, people want and need flexibility with regard to when and where they work. The “workplace” of today is often anywhere you can find a WiFi signal, comfortable seating, and a little quiet space. We’re excited to be able to provide an attractive, state-of-the art space where residents can work independently, or even invite their colleagues for meetings.”

Also in the spirit of creating communities, Bay View is participating in CHR’s “Be Our Guest” program, which invites community organizations to use their amenity spaces at no charge. Bay View joins the roster of five other CHR communities to open its doors. “One of CHR’s core values is to support the communities where we have properties,” said Zuker. “Be Our Guest is a natural extension of this commitment.”

According to Bay View Estates property manager, Paula Ramos, the new amenities are being well received by current and prospective residents. “At Bay View, we’ve got a vibrant and diverse community of residents. What feels wonderful is when they tell me how much they are enjoying the new amenities, and to see them starting their day by stopping in the cafe lounge for a cup of coffee, relaxing by the pool, and attending our resident events. There’s nothing more gratifying for me and my staff than to see our residents enjoying their home, and being part of a community,” said Ramos.
